Drywall Ceiling Installation in Toronto Homes & Condos
#1 DRYWALL CONTRACTOR IN TORONTO, ONTARIO

Drywall Ceiling Installation in Toronto Homes & Condos

Toronto Drywall Pro is a licensed, bonded, and insured Toronto drywall contractor that has installed ceiling drywall on residential, condo, and commercial projects since 2002 - including flat ceilings, coffered ceiling perimeters, bulkheads, and multi-layer fire-rated ceiling assemblies. We work with 1/2-inch standard, 5/8-inch Type X, and 1/4-inch flex board for curved transitions, always selected against the span, deflection limit, and finish level required for the specific application. All ceiling work is finished to a minimum Level 4 standard, with Level 5 skim coat available for high-sheen or raked-light paint applications.

Ceiling drywall is the most demanding finish surface on any project - every imperfection telegraphs under directional light. Our crew uses 1-5/8-inch coarse-thread screws at 12-inch centres on the field, runs perpendicular to framing, and back-blocks all butt joints to eliminate ridging. We tape butt joints with paper tape and feather compound in three coats, sanding between each pass with 120-grit. On Level 5 work, we apply a full skim coat of USG Sheetrock Tuff-Hide primer-surfacer and pole-sand to a gloss-ready surface before handoff.

Why Toronto Homeowners Call Us for Ceiling Installation

Ceiling installations show every framing flaw and every shortcut in the finishing process. These are the issues that separate a ceiling that lasts from one that needs redoing.

01

Sagging ceiling drywall over time

Ceiling drywall that sags is almost always caused by using 1/2-inch board on joist spacing wider than 16 inches, inadequate fastener schedule, or using all-purpose compound (which retains moisture) on ceiling joints. We use 5/8-inch board and Durabond on all ceiling applications.

02

Ceiling joints that ghost through paint

Ceiling joints that were not properly set before finishing retain differential porosity and ghost through paint - even after multiple coats. This is caused by skipping the Durabond base coat and going straight to all-purpose on ceiling joints. Once the joint is visible, the entire ceiling panel needs to be re-floated.

03

Drop ceiling replacement with drywall

Replacing a drop ceiling with drywall requires removing the grid and tiles, patching the existing drywall above, installing new framing if the drop was structural, and hanging a full ceiling. It is a significant scope but the result is dramatically better ceiling height and a clean surface.

04

Open-concept renovation ceiling patches that show

Removing a wall during an open-concept renovation leaves a ceiling patch where the wall used to be. Matching the existing ceiling joist layout and feathering the patch into the surrounding surface are both harder than they look. We use a setting compound base and multiple feathered finish coats on all renovation ceiling patches.

A Ceiling That Stays Flat and Crack-Free

Toronto Drywall Pro has hung and finished ceilings across the GTA since 2002, with one in-house crew handling framing, hanging, taping, and finishing on every job. Ceiling drywall is harder than wall drywall. Gravity amplifies every fastener spacing error, every joint without a Durabond base coat, and every 1/2-inch panel over a 24-inch joist span. We use 5/8-inch CGC Sheetrock or CertainTeed board on all ceilings, set every joint with USG Durabond before finishing, and inspect under raking light at every coat.

The most common ceiling installations we handle are basement ceilings in detached and semi-detached homes after finishing, main-floor ceilings after open-concept renovations in Leslieville and Riverdale semis, and vaulted ceiling finishing on new construction and renovation projects.

Ceiling Drywall Price Ranges at a Glance

2026 pricing for the most common ceiling scopes, hung, taped, and finished to Level 4:

  • Basement ceiling (per 500 sq ft): $500 to $900
  • Main floor ceiling after renovation: $700 to $1,500
  • Vaulted or cathedral ceiling: $1,200 to $2,500

What Is Drywall Ceiling Installation?

Drywall ceiling installation is the hanging, taping, and finishing of gypsum board panels on a ceiling surface. It differs from wall installation in board thickness (5/8-inch vs. 1/2-inch), joint compound selection (Durabond on ceilings, all-purpose on walls), and finishing difficulty. A properly installed ceiling uses the correct board, fastener schedule, and compound sequence to remain flat, joint-free, and paint-ready for the life of the building.

What Does Ceiling Drywall Installation Include?

  • Ceiling assessment for joist spacing, height, and span
  • 5/8-inch sag-resistant drywall on all ceiling applications
  • Panel layout perpendicular to joists to minimise butt joints
  • Panel lift used for ceilings over 400 square feet
  • Paper tape embedded in USG Durabond 45 on all ceiling joints
  • Two all-purpose finish coats, sanded between coats
  • Raking light inspection at every coat before proceeding
  • Pot light (recessed lighting) cutouts included
  • Level 4 finish standard; Level 5 skim coat available

How Much Does Drywall Ceiling Installation Cost in Toronto?

Basement ceilings per 500 sq ft run $500 to $900. Main-floor ceilings after renovation run $700 to $1,500. Vaulted and cathedral ceilings run $1,200 to $2,500 depending on pitch and height. Free on-site estimates with same-day quoting across the GTA.

Who Needs Drywall Ceiling Installation?

Homeowners replacing a drop ceiling in a bungalow or backsplit basement with a proper drywall ceiling. Condo owners in Liberty Village and CityPlace replacing a damaged ceiling or bulkhead section. Renovation contractors who need the drywall phase of an open-concept wall removal handled cleanly. Builders installing ceilings in new construction and townhouse developments. Anyone with a sagging or visibly jointed ceiling that needs a fresh start.

Flat, Coffered, Bulkhead, and Drop Ceiling Replacements

Flat Level 4 ceilings. The standard finish for most Toronto homes and rental units. Three-coat process on all seams and fasteners, sanded to a flat surface ready for primer. Suitable for most interior paint applications.

Level 5 ceilings for high-gloss or flat paint. When the ceiling spec calls for flat paint or high-sheen finishes - common in high-end condo builds and renovated Annex homes - every seam and fastener needs a full skim coat. We price Level 5 separately from Level 4 because it adds a full coat and additional sanding time.

Coffered and bulkhead ceiling framing. Kitchen bulkheads hiding HVAC ducts, bedroom coffered details, and living room dropped ceilings all start with a steel-stud or wood soffit frame. We frame, hang, tape, and finish so the finish carpenter and painter are working from a clean, square substrate.

Suspended ceiling removal and drywall replacement. Commercial offices and older Toronto basement rec rooms often have T-bar suspended ceilings hiding original drywall or concrete. We remove the suspended grid, assess the structural ceiling, and install new drywall direct to the joists or to furring for a cleaner, taller space.

Bathroom and kitchen ceiling installation. Moisture-resistant board such as CGC Sheetrock Mold Tough above tiled showers and over kitchen ranges, finished to Level 4, with stain-blocking primer before paint.

Attached garage ceilings. 5/8-inch Type X fire-rated board on garage ceilings below a bedroom or living space, with taped and sealed joints to meet the Ontario Building Code fire and gas-proofing separation.

Working With Toronto’s Bungalow and Victorian Ceilings

Toronto’s housing stock ranges from 8-foot ceilings in post-war bungalows to 10 and 12-foot ceilings in Victorian semis. Each presents different installation considerations.

Low 8-foot ceilings in Scarborough and North York bungalows have almost no tolerance for sag or bow in the drywall - any deflection reads immediately under overhead lighting. We hang 5/8-inch board perpendicular to the joists and never skip fasteners at panel ends.

High Victorian ceilings in the Annex and Cabbagetown require scaffold or pump jacks for the hanging phase, and the long panels (12-foot sections in most of these rooms) need two hangers minimum to avoid bowing at the centre. The original lath-and-plaster-to-drywall transitions in partially renovated heritage homes need careful levelling before the new board goes up.

What If Your Joists Sag or the Ceiling Is Wet?

A ceiling installation that goes over a structurally inadequate substrate will fail. If the existing joists are deflecting under load, sistering or reinforcement is needed before new drywall goes up - otherwise the new board follows the deflection and the finish cracks along the same lines as the old. If there’s existing moisture damage in the joist bays, the source needs to be addressed and the framing dried before closing.

We check joist spacing, moisture content, and overall ceiling plane flatness during every ceiling installation estimate. When we find issues, we identify them before pricing and either coordinate the remediation or include it in scope if it falls within our trade (blocking, re-nailing, shimming). What we won’t do is install new drywall over conditions that will fail the new installation within a few years.

Our Process

How We Deliver Drywall Ceiling Installation

Each step has a single owner: our in-house crew. No handoffs, no finger-pointing.

01

Ceiling Assessment

We assess joist spacing, ceiling height, and span. Ceilings with joist spacing wider than 16 inches on centre or with high humidity (basement) get 5/8-inch board. Standard applications use 1/2-inch on 16-inch OC framing.

02

Layout

Panels are laid out perpendicular to joists wherever possible to minimise butt-end joints. Recessed lighting and fixture locations are marked before cutting begins.

03

Hang

Panels are lifted with a panel lift and screwed to the framing with the correct fastener schedule. For 5/8-inch board, screws are driven at 7-inch centres on the field and 4-inch centres at perimeter.

04

Tape

All joints are taped with paper tape embedded in USG Durabond setting compound - not all-purpose compound - on ceilings. Setting compound is mandatory on ceiling joints to prevent sag.

05

Two Finish Coats

Two all-purpose finish coats are applied and sanded between coats. Ceiling joints are inspected under raking light before each coat.

06

Prime and Handoff

Ceiling is primed with a high-hide sealer before paint. Smooth finish under normal room lighting and directional raking light inspection completed before handoff.

FAQ

Questions About Drywall Ceiling Installation

How much does drywall ceiling installation cost in Toronto?

In 2026, a basement ceiling in Toronto costs $500 to $900 per 500 square feet to hang, tape, and finish to Level 4. A main-floor ceiling after a renovation runs $700 to $1,500, and a vaulted or cathedral ceiling runs $1,200 to $2,500 depending on pitch and height. Level 5 skim coat, resilient channel, and drop ceiling removal are quoted as add-ons after a free on-site estimate.

What thickness drywall should be used for a ceiling?

5/8-inch drywall is the recommended thickness for all ceiling applications in the GTA. It is stiffer than 1/2-inch, less prone to sagging over time, and provides better sound attenuation in multi-level homes. 1/2-inch is acceptable on ceilings with 16-inch OC joist spacing in controlled interior environments, but we default to 5/8-inch on all ceiling installations for long-term performance.

What is sag-resistant ceiling drywall?

Sag-resistant ceiling drywall is a 1/2-inch or 5/8-inch panel with a modified core that resists deflection from gravity and humidity over time. USG Sheetrock Ultralight and the standard 5/8-inch panel both qualify. Standard 1/2-inch wall board on a ceiling with wide joist spacing or in a humid basement space will sag within 5 to 10 years.

Can you drywall over an existing ceiling?

Yes, when the existing ceiling is solidly fastened and the framing can carry the extra weight. Drywalling over an existing ceiling (doubling up) is used when the old surface is uneven, when covering lath and plaster in older Toronto homes, or when soundproofing is being added. We check the existing ceiling condition and joist load capacity before recommending this approach over a full tear-out.

What is the process for installing drywall on a ceiling?

Panels are cut and lifted to the ceiling with a panel lift, then screwed to the framing perpendicular to the joists. All joints are taped with paper tape embedded in USG Durabond setting compound. Two all-purpose finish coats are applied and sanded. The ceiling is primed and handed off paint-ready at Level 4 finish.

How long does ceiling drywall installation take?

A basement ceiling installation (per 500 square feet) takes 2 to 3 days for hang, tape, and Level 4 finish. A main floor ceiling after a renovation takes 3 to 5 days. A vaulted or cathedral ceiling takes 4 to 7 days depending on height and complexity.

Do I need a permit to install a drywall ceiling in Toronto?

Replacing an existing drywall ceiling like-for-like does not normally need a City of Toronto building permit. A permit is required when the ceiling is part of a basement finish that creates new living space, when framing is altered, or when a fire separation is changed, such as the Type X ceiling between an attached garage and a bedroom above. We build to the Ontario Building Code on every ceiling and work alongside your permit and inspection schedule.

Do you install blocking for ceiling fans and light fixtures?

Yes. Before boarding the ceiling, we install blocking between joists at every fan and fixture location. Ceiling fans require a junction box rated for fan support, and the blocking ensures the box is secure. We coordinate blocking and pot light locations with your electrician before the ceiling is closed.

What is the best drywall assembly for a soundproofed ceiling?

A resilient channel ceiling with two layers of 5/8-inch drywall and acoustic batt insulation in the joist cavity achieves STC 50 to 55. This is the standard assembly for reducing impact and airborne noise transmission between floors. We quote the resilient channel, double-layer drywall, and acoustic batt as a single scope.

Can you remove an old ceiling and install new drywall in the same visit?

Rooms up to roughly bedroom size can be torn out and reboarded in the same day. Larger ceilings, or those with lath and plaster or heavy debris to remove, are scheduled as demolition on day one and reboard on day two. The scope and timeline are confirmed in writing during the free estimate.

What Level finish is standard for a residential ceiling in Toronto?

Level 4 is the standard finish for residential ceilings going under flat or matte paint. Level 5 is specified for open-plan ceilings with recessed lighting that creates raking light across the surface. We include Level 4 in all residential ceiling installation quotes and can upgrade to Level 5 on request.
