What Sets Commercial Drywall Apart From Residential

Demising walls. Every commercial suite needs a Type X fire-rated demising wall separating it from the neighboring suite. This is non-negotiable and inspection-checked. We install single-layer and multi-layer assemblies as the building requires.

Acoustic separation. Sound transmission between commercial suites matters for tenant satisfaction. Many of our demising walls are also acoustic-rated assemblies — Resilient Channel, decoupled framing, or sound-attenuation batts depending on the spec.

Mechanical coordination. Commercial drywall happens after structural and mechanical rough-in is complete, but before final flooring and millwork. We coordinate with the GC on sequence, drywall around the duct chases and electrical panels, and finish around inspection windows.

Inspection documentation. Every fire-rated assembly gets documented for the building official — assembly references, screw spacing, firestop work at penetrations.

After-hours work. For occupied buildings, the building rules usually require drywall installation outside normal business hours. We routinely run evening and weekend crews to keep tenant operations going during a fit-out.

Multi-Unit Residential Scope

Beyond commercial office and retail fit-outs, we handle multi-unit residential drywall for purpose-built rental and condo developers. Multi-unit work has its own demands:
